Wan Aqib
Global Real Estate Analyst
Wan joined GAA in April 2024 as a Global Real Estate Analyst focusing on data-driven insights, overseeing the sourcing, tracking and reporting of pertinent, accurate and valid data and statistics. He will be analysing trends and market metrics, offering valuable insights to facilitate well-informed decision-making for GAA’s clients.
Prior to joining GAA, Wan has three years of experience in Malaysia's real estate industry, focusing on property development, market research, sustainability, and strategic business planning. At UEM Sunrise, a leading property developer in Malaysia, he conducted market analyses across various real estate segments, identified economic trends, developed a data dashboard for product marketability and informed strategic land acquisitions both locally and internationally.
Wan also led the creation and implementation of sustainability strategies aligned with UNPRI commitments and investor preferences, Additionally, he acted as a special advisor to the Chief Development Officer, assisting in corporate strategy for real estate products.
Academically, Wan graduated with distinction from University Technology of Malaysia, earning a BSc in Urban and Regional Planning with First Class Honours. Wan received recognition as the Best Built Environment Student at the Class of 2019 Convocation and earned the Dean's Award at the same convocation.
In September 2023, Wan completed his MSc in Real Estate Economics and Investment Analysis at University College London (UCL). His dissertation, "Analysing the Impact of Capital Expenditure (CapEx) on the Free Cash Flows (FCF) of Property Developer Companies Listed on Malaysia’s Stock Exchange," used linear regression analysis of a decade of financial data to provide insights into how CapEx management affects profitability.
Wan's achievements include winning the Competition of Analysis for Scenario Habitat 'Housing at the Centre': Case Study of Affordable Housing in Kuala Lumpur, organised by Malaysia’s Ministry of Housing and Local Development, and winning Singapore’s Young Mayor Competition for a proposal to improve the capital city of Cambodia.
